SME builder and consultant Helix Group has been appointed by Dacorum Borough Council to build 46 affordable new homes.At Hemel Hempstead, Hertfordshire.
Planning permits have been granted for the project and work will begin to build new affordable homes on St Margaret Way in April 2023, with completion expected by the end of 2024.
Offering a much-needed mixture of social rental housing and apartments in the area for those on the housing register, the development will include 30 one- and two-bedroom apartments and 16 two-bedroom apartments. It consists of a bed and a 3-bed house.
T.The property’s design includes a ‘fabric first’ approach that enhances the thermal efficiency of the roof, walls and floors.
Air source heat pumps must be installed on all properties. This contributes to the Council’s strategy for efficient heating and hot water in all new homes and helps reduce CO2 emissions. Install photovoltaic (PV) panels in every home to generate electricity. In addition, PV panels will be installed in the apartment blocks to generate power for communal lighting.
A sustainable drainage system is incorporated into the design to reduce flood risk within the area.
The development includes open spaces and a children’s playground.
Homes are constructed to meet Category 2 accessibility and adaptability standards and are suitable for a variety of occupants, including seniors, people with disabilities, and wheelchair users. Two of the ground floor apartments will be constructed to meet the needs of wheelchair users while providing access to outdoor space, parking and common areas.
A total of 30 active electric vehicle charging points will also feature at the new site along with bike storage. The project will plant more than 40 of his new trees as part of the landscaping work and preserve existing mature trees.
